WHAT IS A PROPERTY MANAGER?

A Certified Community Association Community (CCAM), commonly referred to as the  Property Manager, is an independent contractor that serves as a "virtual employee" of an Association to perform  the duties and responsibilities delegated to them by the Association's Board.  By hiring a Property Manager, the Board delegates to the Property Manager the responsibility for performing specific tasks within agreed to guidelines, criteria and specifications.  The Board always retains complete decision-making authority and full accountability for the outcome of these tasks.

The CCAM (Certified Community Association Manager) designation is awarded to property managers that completes a certification program developed to establish and ensure standards of practice and professionalism in managing community associations.

A Property Manager performs three primary functions on behalf of the Association.

  • Financial - manage all financial matters, including collection, invoicing, payment, investments, taxes, reconciliation, compliance and reporting.

  • Administrative - establish, manage and maintain all agreements, contracts and documentation; assuring proper communication, filing, retention and reporting.

  • Regulatory - monitor and assure compliance to all rules and regulations, as well as facilitate appropriate board activity.
